Home loan guide

Prepare for your home loan with confidence.

A practical starting point for conversations with a lender. Eligibility, documentation, rates and charges depend on the lender and your circumstances.

1. Set your complete budget

Separate the property price from registration, applicable taxes, interiors, ongoing maintenance and moving costs. Plan your own contribution and keep room for regular expenses and unexpected costs.

Use the EMI calculator to explore repayments. An estimate is not a loan offer or eligibility decision.

2. Prepare your documents

Ask your lender for its current checklist before sending documents. Depending on your application, it may request:

  • Identity and address verification and PAN details.
  • Income evidence such as salary records, tax returns or business financials.
  • Bank statements and information about existing loans.
  • Property documents, agreement details and relevant approvals.
  • Details for a co-applicant, where applicable.

Submit financial and identity documents directly through the lender’s authorised channels. The PropertyPerks contact form is for property enquiries.

3. Compare the full loan cost

Compare more than the headline interest rate. Ask for the Key Facts Statement and check the Annual Percentage Rate, fees, repayment schedule and any charges or conditions associated with changing or closing the loan.

For a floating-rate loan, ask what benchmark applies, when the rate resets and how changes may affect your EMI or tenure. RBI’s interest-rate reset FAQs explain the framework for EMI-based floating-rate personal loans, including home loans.

4. Understand sanction and disbursement

A sanction is subject to the lender’s stated terms and checks. Disbursement follows its requirements and may occur in stages for a property under construction. Confirm your contribution, payment milestones and any pre-EMI interest with the lender before committing to a schedule.

Review the lender’s legal and technical checks, and obtain independent advice on the property documents where needed.

Questions to take to your lender

  • What is the total amount I will pay, including fees?
  • Is the interest rate fixed, floating or fixed for an initial period?
  • What happens to my payments if interest rates rise?
  • Which documents and conditions are still outstanding?
  • What are the part-payment, closure and rate-switch conditions?
  • When will payments begin, and what is the disbursement schedule?
